With the stamp duty cut to 0% for residential properties up to the sale value of £500,000, many people are looking to sell their homes and invest in somewhere new. With so many people in the same boat, the best houses aren’t on the market for long. Here are some tips on how to help your house stand out and sell.
Built-in Storage
The fitted furniture company Hammonds conducted a survey to ask potential homebuyers what features they would want from a house, and what would put them off. Holly Herbert, from WeBuyAnyHouse, said, “Built-in storage space can also be a fantastic way to add value to your house before selling.” You don’t want people seeing clutter in your home, plus they need to see the potential of how they can use the space. Fitted wardrobes can really add value to your property.

Outdoor Area
One of the top highly-rated features in the survey was a garden. 45% of homebuyers said they would pay more for outside space. Perhaps reading that you’re worried your garden is a bit small but don’t let that put you off. You would be amazed by what you can achieve even in a little area. It’s a chance to get creative and show off the space. Plus, a small garden is much easier to look after.
Office Space
With so many people working from home this year, it’s no surprise to find this feature on the list. More and more potential buyers are looking for a better workspace in their home. If you have the space in your home, you could show its potential to become a workspace. Even something as simple as tidying up and putting a desk there can make a difference.
Garage
Good news for all you with a garage – 37% of homebuyers said it’s a feature they’re looking for. The obvious appeal is its safe space to store a car. However, a garage can also be an opportunity to add another room to your home.
What to Avoid

If you’re worried your home doesn’t have all of those features just described, don’t worry. There are still things you can do to help sell it. You should take note of what the survey said to avoid. People are put off by damp and mould and any sign of pests. These could potentially lower your property value by up to 20% so make sure to get them fixed. Also, make sure the garden is neat and you’ve got good decor to make your home look as appealing as possible.
Selling your house is a stressful experience, but if you put in the hard work to make it stand out as much as possible, your efforts will be rewarded. Do you have any tips for selling property?
